The one still selling
Waves Opulence is the third and newest building in the Waves group, and the only one of the three still being sold by the developer at a published price. That matters practically: the other two handed over in Q1 2024 and now trade mainly through resale, so this is the building where you can still choose your floor and your outlook rather than take what happens to be available.
The unit schedule runs wide. A one-bedroom is published at 798.57 sq ft, a one-and-a-half bedroom between 894.91 and 901.90 sq ft, a two-bedroom from 1,190.81 to 1,191.56 sq ft, a two-and-a-half bedroom at around 1,610.18 sq ft and a three-bedroom at 1,747.09 sq ft. The half-bedroom types are the ones worth a second look — they add a study or a nursery without the full price step, and they suit buyers who work from home.
The developer's published entry price is AED 1,570,000 with completion stated for Q2 2026, which puts handover within a reasonable horizon rather than at the end of a long build. Amenities are the domestic set rather than the resort one: a pool, indoor and outdoor gym facilities, a children's playground and a courtyard garden.
Position within Hartland is slightly further out than the earlier Waves buildings — the developer lists the community's international schools at five minutes rather than three, and Downtown Dubai at seventeen. Those are small differences on paper but they show up in the price, and they are worth weighing against the newer building and the wider choice of layout.
