Sobha Sanctuary — a wellness-led masterplan of villas and low-rise apartments in Dubai

Sobha Sanctuary is the largest masterplan the developer publishes in Dubai, at approximately 37.5 million square feet, and its organising decision is unusual: half of that ground is kept as open green space, with a park of more than 800,000 square feet at the centre. The plan reads less like a residential estate with landscaping added and more like parkland with houses arranged around its edges. The developer positions the whole address around walking, cycling and outdoor recreation rather than around a tower cluster or a retail core.

The residential stock splits cleanly. Four villa releases — The Willows, The Grove, The Greens and The Brooks — supply the horizontal homes. The Woods supplies the apartments, and has since been extended by three further low-rise releases: Abode, Retreat and Serenity. Because these were released in stages, they differ in unit mix, position relative to the park and completion date, and those differences are what a buyer should actually compare.

The location is inland and quieter than the canal-side masterplans. The developer lists Dubai Rugby Sevens at five minutes and Dubai Outlet Mall at eight; Downtown Dubai is a longer run at thirty. That is the honest trade for the green ratio. Buyers who work in the Downtown or DIFC clusters should drive the commute before committing, particularly at peak hours.
