Sobha Hartland II — lagoon-facing towers and villas in Mohammed Bin Rashid City

Sobha Hartland II sits immediately beside the original Hartland masterplan in Mohammed Bin Rashid City, and repeats its scale: the developer publishes eight million square feet of land and more than 12,000 residential units, with 39 per cent of the ground kept as open space. The organising idea is different, though. Where the first masterplan follows the Dubai Water Canal, this one is arranged around a large man-made lagoon, and the towers are positioned so that their upper floors look across water rather than across each other.

Almost all of the stock here is vertical. Riverside Crescent is a released family of six towers numbered 310 to 360; Skyscape adds Altius, Aura and Avenue; Skyvue adds Altier, Solair, Spectra and Stellar. Sobha Estates supplies the villas. Because the towers were released in sequence rather than together, they differ in height, unit mix, completion date and outlook, and those differences are the practical basis for choosing between them — not the marketing language, which is broadly shared.

Hartland II is newer than its neighbour, so more of it is still selling and less of it has handed over. For a buyer that cuts both ways: a wider choice of unit and floor, but a longer wait and a payment schedule that runs further into the future. The two masterplans share road access and the international schools between them, so a purchase here is a bet on the same location with a later delivery.
