The S is the smallest building this developer publishes in Dubai and the most deliberately restricted. Where its other towers carry hundreds or thousands of apartments, this one holds 93 residences. That single decision shapes everything downstream: how many households share a lift core, how heavily the pool and the lounges are used on a Friday, and how thin the resale supply will be when an owner eventually sells.
The building stands at Al Sufouh on Sheikh Zayed Road, between the Marina cluster and the Downtown one rather than inside either. The developer lists Palm Jumeirah at nine minutes, The Dubai Mall and Burj Khalifa at fifteen, its own Hartland international schools at ten, and Dubai International Airport at twenty-two. For a buyer who moves between the coastal and central districts rather than commuting to one of them, that middle position is the argument.
The amenity set is scaled to the resident count rather than to a brochure: an infinity pool, a gymnasium, a library and lounge area, a jacuzzi, an outdoor cinema, a children's daycare centre and an on-site café. With 93 homes behind them, these are facilities a resident can reasonably expect to use without booking.
The developer states this building completed in Q1 2025 and lists it as available, so it is a finished property rather than an off-plan reservation. It publishes no price and no floor plans for it, so this page shows neither.
